What it costs

One fee for each job, agreed before we start

Here is what each job includes and what it leaves out. If your job is bigger or smaller than usual, we say so on the first call and put the fee in writing.

  • Start the company

An LLC registered and ready to sign leases.

    • Registration with the state
    • Operating agreement
    • Tax ID
    • The state’s filing fee
    Term:
    One flat fee
  • Read before you sign

One agreement read, marked up and talked through.

    • Notes in plain words
    • A video call
    • Changes sent to the other side
    • Disputes after signing
    Term:
    One flat fee per contract
  • Buy a business

The letter of intent through to closing day.

    • Letter of intent
    • Lease and contract review
    • Purchase agreement and closing
    • Broker, escrow and lender fees
    Term:
Flat fee, set by the size of the deal
  • Counsel on call

Questions answered in one business day.

    • Two contract reviews a month
    • Questions by email, text or phone
    • A yearly records check
    • Lawsuits
    Term:
    Billed monthly

The state’s filing fees and other charges set by someone else are passed on at cost. Lawsuits and hearings are never inside a flat fee; we quote them separately, in writing, before any work starts.

In writing

What every engagement letter says

  • The job, in one sentence

What we will do and what you will have when we finish, in words you could repeat to a friend.

  • The fee and when it is due

One number. Most jobs are paid half at the start and half at the end; a monthly plan is paid monthly.

  • What would change it

A larger deal, an extra owner or a dispute can change the work. We name those up front, and no change happens without your yes.

Between two jobs?

Describe what you need and we will pick the fee that fits.
